Down Payment Assistance
The first-time homeowner program offers a one-time down payment assistance to eligible citizens.
- The home being purchased must be located within the 25 mile service area.
- Citizens are responsible for finding their own home to purchase.
- Proof of income is required to determine eligibility.
- A completed application with ALL required attachments are needed to be considered for down payment assistance.
IHS Well & Septic Program
The Indian Health Services Well and Septic Program is open to all citizens living within the service area, regardless of income.

Rental Assistance
The rental assistance program offers monthly assistance to eligible citizens in need.
- The rental unit must be located within the 25 mile service area
- Citizens are responsible for finding their own rental unit.
- Proof of income is required to determine eligibility.
- A completed application with ALL required attachments are needed to be considered for rental assistance.
Affordable Rental Program: NOW OPEN

OPEN NOW: Affordable Rental Program:
The Tribe currently owns two (2) rental properties in King William County.
We are accepting applications from February 12 - 26, 2025.
On February 12, 2025, the Upper Mattaponi Housing Department will accept applications for our Affordable Rental Program units. Serving low-income eligible citizens, this program provides affordable housing and case management for up to 36 months.
Low income is defined as 80 percent of median income and below (HUD):
1 person - $61,800
2 people - $70,600
3 people - $79,450
4 people - $88,250
5 people - $95,350
6 people - $102,400
The deadline for applications is February 26, 2025, at 5:00pm.
The two (2) units are in King William County, Virginia:
Unit 1: 1,196 square feet, 3 bedrooms, 2 full baths, cathedral ceilings, granite countertops, stainless steel appliances, patio/porch and full-size washer and dryer.
Unit 2: 1,140 square feet, 3 bedrooms, 2 baths, vaulted ceilings, open concept, stainless steel appliances, porch, and full-size washer and dryer.
Applications will be available to all citizens in the following ways:
- Website: The application can be found at www.umitribe.org/
- Mail: All enrolled citizens age 18 and older will receive a copy via mail. Addresses on file in the Enrollment Office will be used for the mailing.
- Email: All enrolled citizens will receive an email with an application attached. Emails on file in the Enrollment Office will be used.
Citizens who need assistance applying should call Tavia King, Housing Program and Grant Manager, at 804-246-0145. The UMT Housing Department also accepts walk-ins Mondays – Fridays from 830 a.m. – 4:00 p.m. at the Community Services Office located at 353 Kelley Lane, King William, VA 2086.
Applications will be accepted by mail, in person, or by email.
Again, the deadline to submit a completed application with all required attachments is February 26, 2025, at 5:00 p.m.
